After operating from an office on Portage Avenue, ft3 moved to The Strand's second floor to reaffirm our commitment to building a healthier downtown. The goal for our new workspace aimed to encourage flexibility throughout the day by offering options where employees could pick up and smoothly relocate, cultivating a fun work environment that fuels the fire for great ideas to emerge. 

The design of the new ft3 office streamlined workspaces by evoking a minimalistic mood that encourages creative thinking and elevates positive energy. Area rugs, large-scale pendant lighting, soft seating, a featured moss wall, and storage credenza give the space an inviting boutique feel. Decorative wall panels play double duty as a creative backdrop that delineates space and provides sound dampening to the rooms. Linear lighting suspended over the work floor, wrapped in acoustic felt, further accentuates this. 

ft3's office achieved a LEED Canada CI v1.0 Gold certification for Commercial Interiors in 2011 with ongoing system measurements and tracking. A list of our LEED achievements includes reducing water use by 48.75% over the baseline, implementing dual flush washrooms, waterless urinals, and low flow sensor activated lavatories, ensuring lighting power density is 32% below ASHRAE 90.1-2004 baseline, diverting 97.8% of construction waste, recycling overall content by 33.6%, using 21.2% regionally manufactured materials, incorporating 94% daylit areas, and implementing low emitting paints and coatings, carpet systems, furniture, and seating. 

With commercial space on the first and second floors and 16 residential condos featured on the top four floors, The Strand offers residents and visitors breathtaking views of Winnipeg's cityscape and Red River.
